Types of additions

  • Bump-out: extends one room a few feet, such as a kitchen or bathroom.
  • Single-room addition: a new bedroom, office or family room on a new foundation.
  • Primary suite: a bedroom, bath and closet, usually the most complex single-story addition.
  • Sunroom or enclosed patio: can be simpler, but if it's going to be heated living space it's built like any other room.
  • Second story or garage conversion: depends heavily on the existing structure and engineering.

The usual steps

  1. Check what your lot allows. Setbacks, lot coverage and height limits from your city's zoning rules decide where and how big you can build.
  2. Check your HOA. Many Meridian, Eagle, Kuna and Nampa subdivisions require architectural committee approval before exterior changes.
  3. Design and engineering. Drawings, and often structural engineering, are needed for the permit application.
  4. Permits. Additions require a building permit, plus electrical, plumbing and mechanical permits as needed.
  5. Construction and inspections. Foundation, framing, rough-in trades, insulation and final inspections all happen in sequence.

The planning and permit steps often take as long as construction, so it helps to start early.

Questions worth asking

  • Can the existing heating and cooling handle the extra space, or will it need its own system?
  • How will the new roofline tie into the existing roof, and how is it flashed against leaks?
  • Who handles design and permits: the contractor, or a separate designer or architect?
  • How will the siding, windows and roofing be matched so the addition looks original?

Hiring checklist

  • Verify the contractor's Idaho contractor registration and liability insurance.
  • Ask who pulls the permits. Generally, the contractor should.
  • Get a written contract with scope, allowances, payment schedule tied to milestones, and how change orders are handled.

How Boise Remodel Finder works

We're a free referral service, not a contractor. We pass your request to an independent local contractor, who contacts you and gives you their own estimate. We may receive a referral fee from the contractor.

Before hiring, verify the contractor's Idaho contractor registration and insurance with the Idaho Division of Occupational and Professional Licenses and get a written estimate.

Common questions

How long does a room addition take?

Expect a few months from first design to finished room for most single-story additions. Design, engineering and permit review can take weeks before construction starts.

Is it better to add on or move?

It depends on your lot, your neighborhood and how much space you need. Many homeowners get an estimate for the addition first, then compare it with the cost of moving.

Do I need an architect?

Not always. Some contractors offer design-build, and others work with drafters or engineers. Simple additions may only need drawings and engineering, not a full architect.
